Summary:
Hallmark Youthcare is seeking a dedicated and experienced Residential Superintendent of Maintenance to oversee the maintenance operations of our residential properties. This role is essential to ensuring that our facilities are well-maintained, safe, and conducive to high-quality living. The ideal candidate will possess strong leadership skills, a solid background in maintenance management, and a commitment to customer service.
Key Responsibilities:
Leadership and Management:
- Supervise and lead the maintenance team, providing guidance, training, and support.
- Develop and implement effective maintenance programs to optimize the performance and longevity of the properties.
- Schedule and assign maintenance tasks, ensuring timely completion of work orders and projects.
Maintenance and Repairs:
- Oversee all aspects of property maintenance, including plumbing, electrical, HVAC, carpentry, and general repairs.
- Conduct regular inspections of residential units and common areas to identify maintenance needs and ensure compliance with safety and health standards.
- Coordinate with external vendors and contractors for specialized maintenance and repair projects as needed.
Resident Relations:
- Respond promptly to facility maintenance requests, ensuring a high level of safety, service, and satisfaction.
- Communicate effectively with staff regarding maintenance schedules, updates, and potential disruptions.
-Budget Management:
- Assist in preparing and managing the maintenance budget, ensuring cost-effective operations and compliance with financial guidelines.
- Monitor and report on maintenance expenditures, identifying opportunities for cost savings.
Safety and Compliance:
- Ensure that all maintenance activities comply with local, state, and federal regulations, as well as company policies.
- Develop and implement safety protocols and provide training to the maintenance team to promote a safe work environment.
Record Keeping:
- Maintain accurate records of all maintenance activities, including work orders, inspections, inventory, and equipment status.
- Prepare reports for management on maintenance issues, budgets, and progress.
Qualifications:
- High school diploma or equivalent; additional certifications in maintenance management, property management, or a related field preferred.
- Minimum of 3 years of experience in property maintenance, with at least 2 years in a supervisory role.
- Strong knowledge of maintenance trades (plumbing, electrical, HVAC, etc.) and building systems.
- Excellent leadership, organizational, and time management skills.
- Strong interpersonal and communication skills, with a focus on customer service.
- Ability to work independently and as part of a team, adapting to changing priorities.
- Proficient in using maintenance management software and basic computer applications.
Physical Requirements:
- Ability to lift heavy objects, perform physical tasks, and operate maintenance equipment safely.
- Willingness to work on-call or respond to emergencies as needed.
